Work to start on North Gulch tower - Nashville Post

Work is slated to soon begin on a roughly $200 million 21-story residential and retail building — to offer a miniature golf facility — planned for the North Gulch site home to the former Gibson Valley Arts Guitar building.

According to a release, New York-based development company Flank Inc. will undertake the project in partnership with iStar Inc., Safehold Inc. and Lionheart Strategic Management. The release notes a construction loan has been secured and a second-half 2023 completion is eyed, with the building to sit at 1111 Church St.  The working name is 1111 Church.

Via an LLC, Flank paid $28 million for the property, according to a Davidson County Register of Deeds document.

The development team has enlisted local architecture firm ESa for design work. Yates Construction is serving as the general contractor. The tower will offer 380 junior, one-bedroom, and two-bedroom units. In addition, 43,000 square feet of retail space to be anchored by a 28,000-square foot Puttshack, which will offer indoor putt-putt golf and a restaurant. The tower will feature a resort-style pool, exercise facilities and social/work spaces. 

Chicago-based Puttshack offers patented Trackaball technology, operates three London locations and is expecting to open its first U.S. location at The Interlock in Atlanta this spring. Chicago and Miami also are slated for the concept. Puttshack was founded by Steve and Dave Jolliffe, original founders of Topgolf and World Golf Systems, and Adam Breeden, co-founder of Flight Club, Ace Bounce and All Star Lanes.

Ragan-Smith Associates and Hawkins Partners, both locally based, will serve as the engineer/land planner and the landscape architect, respectively, according to a previously released document. The 21-story floor count is calculated from Church Street, not Grundy.

Relatedly, on a nearby three-parcel property, Flank is partnering with Marriott International and Ian Schrager Co. on an Edition hotel. ESa has designed that planned building as well. The start of the project has been delayed due to COVID-19 considerations.
